Buying a Penthouse in Dubai in 2026: Prices, Areas and Costs

A penthouse is the top-floor home of a residential tower. It is usually larger than the other units in the building and often comes with a private terrace, higher ceilings or a private pool. In Dubai, penthouses sit at the top of the prime market, alongside villas on Palm Jumeirah and Emirates Hills.

This guide explains what Dubai penthouses sold for in 2026, where buyers look, what you pay on top of the price, and what to check before you sign. The numbers come from Dubai Land Department (DLD) data.

What penthouses sold for in 2026

DLD records each penthouse sale with its price and size. In Dubai Marina alone, DLD data shows 8 ready penthouse sales from January to October 2026, priced from AED 2.3 million to AED 17 million. The largest was a 785 sq m (about 8,460 sq ft) penthouse sold for AED 17 million in September 2026.

Across the whole prime market, Q3 2026 market reports based on DLD data recorded 86 sales of homes priced at AED 10 million or more, worth AED 5.77 billion in total. Over the first nine months of 2026 there were 412 such sales, up from 357 in the same period of 2025.

  • Price range: from about AED 2 million for a smaller penthouse in an established tower to well above AED 10 million for large waterfront units.

  • Size: from around 1,000 sq ft to more than 8,000 sq ft.

  • Ready or off-plan: both are available. Off-plan penthouses are sold on payment plans during construction.

Where buyers look for penthouses

  • Dubai Marina: towers on the water with views over the marina and the sea. Ready apartments in Dubai Marina had a median price of AED 1,785 per sq ft from January to October 2026 (DLD data).

  • Palm Jumeirah: the leading prime area in Q3 2026, with 27 sales of AED 10 million or more worth AED 2.01 billion (DLD data, Q3 market reports).

  • Downtown Dubai: central towers close to Burj Khalifa and Dubai Mall.

  • Business Bay: towers along the Dubai Canal, next to Downtown.

  • Dubai Harbour: new waterfront towers between Dubai Marina and Palm Jumeirah, many sold off-plan.

What makes one penthouse worth more than another

  • Size and layout: price per sq ft matters, but total living space and terrace size matter just as much.

  • Outdoor space: a large private terrace or pool adds value.

  • Views: sea, marina and skyline views usually sell at a higher price than inward views.

  • Building and service: the developer, building upkeep and service charges affect both your costs and the resale price.

  • Parking and privacy: the number of parking spaces and private lift access are common requests from penthouse buyers.

Ready or off-plan penthouse?

  • Ready: you see the actual unit, view and finish before you pay. You can move in or rent it out after transfer.

  • Off-plan: you pay in stages during construction and often choose your floor and layout early. Check that the sale is registered in Oqood and that payments go into the project escrow account. Our off-plan guide explains each step.

Costs on top of the price

  • DLD registration fee: 4% of the price, plus title deed and admin fees. The sale contract sets who pays.

  • Mortgage costs: if you finance, the bank charges arrangement and valuation fees, and DLD charges a fee to register the mortgage.

  • Service charges: paid every year to the building's owners' association. Ask for the latest charge before you buy.

  • Agency fee: agree it in writing with a RERA-registered broker before you start.

Penthouses and the Golden Visa

Buying property worth AED 2 million or more can make you eligible for the 10-year Golden Visa through the DLD investor route. All 8 Dubai Marina penthouse sales recorded by DLD in 2026 were above this level. Mortgaged property can also qualify with a letter from the bank. Ask us whether your chosen unit qualifies before you commit.

Checklist before you buy

  • Work with a RERA-registered broker and sign the DLD broker appointment form.

  • Check that adverts for the unit carry a DLD advertising permit.

  • For ready units, check the title deed, service charges and the condition of the terrace and fittings.

  • For off-plan units, check Oqood registration, the escrow account and the developer's track record.

  • Compare the price per sq ft with recent DLD sales in the same tower.
