The Dubai Land Department registered this project on 9 April 2026, construction started on 1 April 2026, and the register showed it 0.1% complete in September 2026. Completion is registered for 31 December 2028 — a little over two years away.
Buying at 0.1% is the cheapest point in a project’s life and the most exposed. You are underwriting the developer’s ability to deliver, not inspecting a building. AYAT Development is a smaller name than the large listed developers, so the escrow account and the delay clause do more work here than the brochure does. Ask for both, and re-check the completion percentage on the DLD service before every instalment.
Our own feed carries no payment plan for Ayami Residence. Tanami Properties publishes 50/50 — half across construction, half on handover — with the down payment quoted on application, read on 25 September 2026. Tanami also gives the handover as Q4 2028, which matches the date registered with the DLD.
A 50/50 on a building at 0.1% complete means half your money goes in before there is anything to see, so the instalment dates matter more than the headline split. Ask AYAT specifically how much falls due in the first twelve months, whether the instalments are tied to construction milestones or to calendar dates, and what happens to the schedule if the completion date moves.
Completion is registered with the Dubai Land Department for 31 December 2028, and our feed shows Q4 2028 — they agree, which is a good sign on a new registration. A registered completion date is a date on the developer’s file, not proof of handover.
The feed lists a BBQ area, cinema, gym, kids’ play area, padel tennis, swimming pool and yoga space. The project material goes further and describes two swimming pools including a rooftop adult pool, two fully equipped gyms, a yoga room, a padel court, a kids’ play area, a podcast studio, an open cinema and a BBQ area.
Two gyms and two pools in a 376-unit building is generous, and a podcast studio is unusual at this price. Treat all of it as marketing specification until it is written into your contract — at 0.1% complete, none of it exists yet.
Warsan, beside International City, on the eastern side of Dubai. The project material cites direct connectivity to Downtown Dubai, Meydan, DIFC and Dubai International Airport. This is one of the most affordable parts of the freehold map and one of the busiest rental catchments in the city. We do not publish drive times we have not measured; ask and we will send current routing.
Investors chasing the lowest possible entry price into a new freehold building: about AED 1,270 per sq ft on a one-bedroom is well below most of Dubai’s new stock. The registered mix — 166 studios and 174 one-bedroom against 36 two-bedroom — is unambiguously a letting profile, and Warsan/International City is a proven rental district at the affordable end.
Note that the two-bedroom is slightly cheaper per square foot than the one-bedroom here, which is unusual and makes it worth a look if the larger ticket works for you. It suits an end user who needs a home within two years considerably less well.
Ask for the escrow account for project 4273 and pay only into it — this matters most at 0.1% complete.
Get the payment plan with dates, and confirm whether the 50/50 Tanami publishes is milestone-linked or date-linked.
Ask what the sale and purchase agreement says about delay and compensation.
Get the amenity list as a contract annexe, including the two pools and two gyms.
Ask for the developer’s delivery record on previous projects, with DLD project numbers you can check.
Re-check the DLD completion percentage before every instalment.
