A registered completion date is the date on the developer’s DLD file, not evidence that keys have been handed to owners, and at 45.5% complete the building is not finished. Use the registered date as the official reference, and ask for the developer’s current written handover letter before you plan around either one.

Nexus Developer’s own Estrella page adds rooftop lounges and wellness spaces, and describes the feature the project is built around: a 2 bedroom + pool layout where the plunge pool sits inside the apartment rather than on a shared deck. The feed description also lists a rooftop pool, covered private parking, high-speed lifts, a fitness club, a meeting room, sunbeds and a grand lobby.
Majan sits in Wadi Al Safa 3, on the Dubailand side of the city, and the feed names Midtown Mall, IMG Worlds of Adventure, Global Village and Dubai International Airport as the nearby draws. We do not publish drive times we have not measured ourselves; ask and we will send current routing for the trips you care about.
Sixty homes is a small building, and the mix is unusual: two thirds of it is two-bedroom. That points at end users and long-hold owners rather than short-term flippers, because a 60-unit scheme gives you a thin set of resale comparables. The 2 bedroom + pool layout is the reason most buyers look here at all — a private plunge pool inside a mid-market apartment is rare in Dubailand, and it is the thing that will still be scarce when you come to sell.
