DLD figures were read from the Project Status Enquiry service on 25 September 2026; price and size are from the current feed and change. Platinum Square confirms both in writing before you reserve. The rate per sq ft is our own arithmetic.
This is the first thing to understand about this building. The Dubai Land Department registers completion for 31 March 2026. It is now late September 2026 and the register records the project at 65.66% complete.
That is not a scandal — registered dates slip constantly in Dubai, and a project at two thirds complete is a real building with real progress, not a hole in the ground. But it does mean two things for you. First, any handover date you are quoted for this project is already a revised one, so ask what it is in writing and what the previous one was. Second, the developer’s own site says only “Handover 2026” without a quarter, while our feed carries Q4 2026 and several portals still publish Q2 2026 — a quarter that has been and gone. Do not plan around any of them without the written commitment.
Our feed carries 40/60. Other published sources show 60/40 with a 10% down payment, and a 10/50/40 split. Those are different deals, not different wordings of the same deal.
On a project that is already past its registered completion date, the instalment structure matters more than usual, because the balance due on handover is exposed to whenever handover actually happens. Ask for the dated schedule on the developer’s reservation form and read what it says about delay.

The feed lists a gym and a swimming pool. That is a short list for a 151-unit building and we are not going to pad it with facilities we cannot see documented — ask for the full amenity schedule and the service charge estimate from the developer.
Jumeirah Village Circle, in Al Barsha South Fourth — JVC District 14 by the common addressing. JVC is Dubai’s deepest mid-market rental district and also one of its most heavily supplied, so this building competes on price and completion date rather than address. We do not publish drive times we have not measured; ask and we will send current routing.
A buyer who wants a JVC apartment sooner rather than later and is comfortable with a project that has already missed its registered date. At about AED 1,630 per sq ft for a one-bedroom, the pricing is mid-market for the community rather than a discount, which is worth weighing against the delay: you are paying a completed-project price for a building that is not finished.
The registered mix — 89 one-bedroom homes out of 147 — makes this a letting building. Fourteen three-bedroom homes is a small number and they will be the scarce product here.
Ask for the current written handover date and what the previous one was.
Ask what the sale and purchase agreement says about delay, and what compensation applies.
Get the payment plan with dates — the published versions disagree.
Ask for the escrow account for project 3065 and pay only into it.
Ask for a dated site progress report, not a marketing video.

It is common in Dubai and not in itself a red flag, but it changes what you should ask for: the current written handover date, the delay clause, the escrow account and a dated progress report. If a seller will not put those in writing, that is your answer.
