How does the price compare with Dubai Islands? Homes sold on Dubai Islands had a median of AED 2,809 per sq ft from 1 January to 7 October 2026 (Dubai Land Department, 3,309 sales, almost all off-plan). At about AED 3,537 per sq ft, this unit is around 26% above that median.

What rental yield can investors expect on Dubai Islands? The first completed buildings are only now being let.
