The Dubai Land Department registers completion for 1 December 2026 — roughly two months from now. The same register records the project at 22.25% complete, with construction having started on 1 July 2024.
A building that is 22% built does not complete in two months. That does not make the project unsound: 22.25% is real progress, the project is Active rather than cancelled, and registered dates are revised all the time. But it does mean the registered date on the file is out of step with the site, and any date quoted to you verbally should be treated as a forecast, not a commitment.
What to do about it: ask for the developer’s current written handover date, ask what the sale and purchase agreement says about delay and compensation, and re-check the completion percentage on the DLD Project Status Enquiry before every instalment. All three are free.
The payment plan field in our feed contains the words “Payment Plan” and no terms — a placeholder, not a plan. The fullest published version we have found is Tanami Properties’, read on 25 September 2026:

If that holds, it is the most important fact on this page. Paying 1% at handover and 47% over the following four years means you can take the keys, let the apartment, and let the rent carry a large part of the remaining balance. It also explains the pricing: about AED 1,165 per sq ft on a 1,712 sq ft two-bedroom is low for Arjan, and long post-handover plans are usually priced in.
Two cautions. A 47-month tail is a 47-month liability, and it is unsecured against a building that is 22.25% complete with a registered completion date two months away. And this is one portal’s published version, not a term sheet. Ask Karma Developers for the dated schedule on the reservation form, and ask specifically what falls due before completion.

The feed lists a swimming pool, gym, sauna, jacuzzi, clubhouse, tennis court, landscaped gardens, kids’ play area, 24-hour security and concierge service.
Arjan, in Al Barsha South Third — the Dubailand-side apartment district next to Dubai Miracle Garden and Dubai Butterfly Garden, with Sheikh Mohammed Bin Zayed Road on its edge. It is one of the more affordable freehold apartment areas inside the city rather than on its outskirts. We do not publish drive times we have not measured; ask and we will send current routing.
The unit on our list is unusual and worth understanding. At about 1,712 sq ft for a two-bedroom it is very large — most Arjan two-beds are 1,000–1,200 sq ft — and at roughly AED 1,165 per sq ft it is priced well below the district’s typical new-build rate per foot. You are buying space cheaply.
The trade-off is the one described above: the registered completion date and the construction percentage do not agree, so this suits a buyer who can absorb a delay and who values floor area over a fixed move-in date. An owner-occupier working to a deadline should look at the paperwork very carefully first. With only 66 two-bedroom and 7 three-bedroom homes against 236 one-bedroom, the larger units are also the scarce end of a building that is otherwise built for letting.
Ask for the developer’s current written handover date, and what the previous one was.
Ask what the sale and purchase agreement says about delay and compensation.
Get the payment plan with dates, and confirm in writing that the 47-month post-handover tail Tanami publishes applies to your unit.
Ask for the escrow account for project 2933 and pay only into it.
Re-check the DLD completion percentage before every instalment.
Ask for a dated site photograph rather than a render.
Confirm the 1,712 sq ft is the sellable area and what it includes.

Karma Developers. The Dubai Land Department registers the project as “Trinity By Karma”, developer Karma Realty Developers L.L.C, which is the authoritative record. Note that at least one portal (Tanami Properties) lists the developer as Deca Properties for the same building and the same starting price — if a seller names Deca, ask them to reconcile it with the DLD record before you sign.
