This is the fact that should shape how you read everything else. The Dubai Land Department registers completion for 31 March 2027. Construction started on 1 April 2024 and the register showed 9.43% complete in September 2026 — under ten per cent after two and a half years on site, for a 28-storey building with 434 homes.
We are not predicting anything. We are pointing at two numbers the register publishes, because a buyer can check them for free and a brochure will not show them. Before you commit: ask for the developer’s written handover date, ask what the sale and purchase agreement says about delay and compensation, and re-check the completion percentage on the DLD service before every instalment falls due.
This is the second most searched thing about this building after its name, and our own feed carries nothing. The fullest published version we have found is Tanami Properties’, read on 25 September 2026:

That is a 70/30 structure with a genuine post-handover tail, which is the part worth checking: a 30% balance payable over two years after keys is materially easier to carry than 30% on the day. It is also the part portals most often get wrong.
So treat the above as an indication and get the dated schedule on Tiger Properties’ own reservation form before you transfer anything. Given the construction position above, pay particular attention to how much falls due before completion.

The feed lists a swimming pool, a kids’ play area and a walking trail. That is a short list for a 436-unit tower, and we would rather show you three documented facilities than a page of renders. Ask for the full amenity schedule and the service charge estimate before you sign.
Majan, in Wadi Al Safa 3, on the Dubailand side of the city. Majan is a mid-market apartment district with a lot of comparable stock arriving — useful when you are buying, competitive when you are selling. We do not publish drive times we have not measured; ask and we will send current routing.
The registered mix is 90 studios and 252 one-bedroom homes out of 434: this is a letting building, and at about AED 1,700 per sq ft the entry price is mid-market for Majan rather than a discount. Note that the two-bedroom is cheaper per foot than the one-bedroom — about AED 1,585 against AED 1,700 — which is the normal pattern and makes the two-bedroom the better value per square foot if you can carry the larger ticket.
It suits a buyer who can wait and who is comfortable with the construction position. It suits someone who needs a home by a fixed date considerably less well.
Re-check the DLD completion percentage for project 3074 before every instalment.
Get the payment plan with dates, and confirm the 30% post-handover tail Tanami publishes actually applies to your unit.
Ask what handover date the sale and purchase agreement commits to, and the delay compensation.
Ask for the escrow account for project 3074 and pay only into it.
Ask for the full amenity schedule and the service charge estimate.
Ask for a dated site photograph, not a render.
