Treat the registered date as the official reference, ask for the developer’s written handover commitment, and re-check the completion percentage on the DLD service before each instalment. The register showed 0% complete in September 2026, with construction started on 1 March 2026.

This structure is the reason a lot of buyers look at Samana at all: on an AED 1.83m office, 1% a month is roughly AED 18,000, which behaves much more like a rent payment than a construction instalment. Two things to check before you rely on it. First, whether the 1% continues after handover or stops at completion — that changes the total cash you need in 2029. Second, that the discount and the cheque terms are written into the reservation form, not quoted verbally. Ask Samana for the dated schedule.

That is an unusually broad list for a commercial building — it is being positioned as a workplace destination rather than a floor of offices. Two things to verify: which of these are inside your service charge, and what the marina reference actually refers to at this address, because it is the one item on the list that is not self-explanatory. Get the amenity schedule written into the contract; at 0% complete, none of it exists yet.
A company that wants to own its premises near JAFZA, Expo City and Al Maktoum International rather than rent them — the western corridor is where a great deal of Dubai’s logistics, trade and aviation activity is moving, and buying now at pre-construction pricing is the point of a 2029 handover. And an investor who specifically wants commercial exposure in that corridor.
At about AED 2,065 per sq ft this is priced well below Business Bay strata offices, which is the trade: a cheaper entry, a longer wait, and a location whose demand case depends on the western corridor continuing to grow. We do not publish yield figures we cannot source and will not quote one here.
