Nine months in numbers

From 1 January to 29 September 2026, Dubai recorded more than AED 575 billion in real estate transactions across 159,908 deals, according to Dubai Land Department data. Sales made up more than AED 380 billion of that, across over 123,000 deals. These included more than 103,000 residential units, about 9,500 buildings and more than 9,600 land plots.

Mortgages reached AED 150.6 billion, up 14% on the same period of 2025, and gifts reached AED 43.5 billion, up 9%. The growth in mortgages shows more buyers financing their homes through banks, which usually points to end users buying to live in.

September alone saw about AED 49.2 billion across 15,531 transactions, of which AED 28.7 billion were sales.

Why demand stays strong: a growing city

Dubai's population reached 4.807 million in September 2026, according to the Dubai Data and Statistics Establishment. That is 226,885 more residents than in January 2026, or nearly a quarter of a million people in nine months.

Every new resident needs a place to live, whether rented or owned. Population growth on this scale supports demand for both ready homes and new projects, and it is one of the main reasons developers continue to launch new communities across the city.

Off-plan leads residential sales

Market reports based on DLD data show that Dubai residential sales in Q3 2026 were worth more than AED 72.6 billion across about 34,000 transactions. Off-plan homes made up 65% of the value and 72% of the deals. September alone saw AED 23.2 billion in residential sales across 10,300 transactions.

So most homes sold in Dubai are still bought before completion. Buyers like off-plan because:

  • Payment plans spread the cost over the construction period, often with a smaller amount due at booking.

  • New projects offer modern layouts, amenities and community planning.

  • Buyers can choose the unit, floor and view early in the launch.

If you buy off-plan, check that the sale is registered in Oqood and that your payments go into the project escrow account. Our off-plan protection guide explains each step.

Ready apartments grew in Q3

Ready apartment sales rose to about AED 12.8 billion in Q3 2026, up 16.4% from Q2, with 7,825 transactions, up 21.9% (DLD data). Ready-built property sales across all types reached about AED 196 billion in the first nine months.

Ready homes suit buyers who want to move in or rent out straight away, and who prefer to see the finished unit before they pay.

Most active areas for ready apartments

These five areas led ready apartment sales from January to September 2026 and together made up about 33% of all ready apartment transactions (DLD data):

  • Jumeirah Village Circle (JVC): 3,062 transactions, about AED 3bn

  • Business Bay: 1,673 transactions, about AED 3.2bn

  • Dubai Marina: 1,312 transactions, about AED 3bn

  • Burj Khalifa area (Downtown): 1,017 transactions, about AED 3.6bn

  • Arjan: 875 transactions, about AED 848.8m

  • JVC had the most deals. It is a family-friendly community with a wide range of apartment sizes and budgets.

  • Business Bay sits beside Downtown and the Dubai Canal. It was also the top area for sales across the whole market in the first nine months.

  • Dubai Marina offers waterfront living close to the beach, metro and tram.

  • Downtown (Burj Khalifa area) had the highest value of the five, reflecting its central location and landmark towers.

  • Arjan is a growing community near Dubai Miracle Garden and Al Barsha South.

Prime homes: AED 10 million and above

Q3 market reports based on DLD data recorded 86 sales of homes priced at AED 10 million or more in Q3 2026, worth AED 5.77 billion, including 13 sales above US$25 million. Over the first nine months there were 412 such sales, up from 357 in the same period of 2025.

Palm Jumeirah led the prime market with 27 deals worth AED 2.01 billion in Q3, including the quarter's largest single sale at AED 260 million. Jumeirah Second, Emirates Hills, Dubai Hills and Jumeirah Golf Estates followed. Most prime demand is for waterfront homes and villas in established, low-density communities.

Off-plan or ready: which suits you?

  • Payment: off-plan: Payment plan during construction; ready: Full price at transfer, or with a mortgage

  • Move in or rent out: off-plan: After handover; ready: Straight away

  • What you see: off-plan: Plans, show units, renders; ready: The actual unit

  • Main checks: off-plan: Oqood registration, escrow account, developer track record; ready: Title deed, service charges, unit condition

  • Best for: off-plan: Investors and buyers planning ahead; ready: End users and buyers who want rental income now

What this means for buyers

  • End users: ready apartments in established areas such as JVC, Business Bay and Dubai Marina have deep resale markets, which gives you more choice and clearer pricing.

  • Investors: off-plan remains the largest share of residential sales, and payment plans spread the cost until handover.

  • Prime buyers: sales above AED 10 million in the first nine months were higher than a year earlier, led by Palm Jumeirah and villa communities.

  • Financing: mortgage values grew 14%, so compare bank offers and get a pre-approval early in your search.

Checklist before you buy

  • Work with a RERA-registered broker and sign the DLD broker appointment form.

  • Check that the project's adverts carry a DLD advertising permit.

  • Budget for the DLD registration fee of 4% of the price. The sale contract sets who pays it.

  • For off-plan, confirm Oqood registration and the project escrow account.

  • For ready homes, check the title deed and the service charges.
