Buy off-plan on Dubai Islands, Nakheel’s five-island waterfront destination, formerly known as Deira Islands and renamed in August 2022. The master plan covers 17 square kilometres, with more than 20 kilometres of beaches and over 80 planned resorts and hotels. Between 1 January and 7 October 2026, 3,309 homes were sold on Dubai Islands, almost all off-plan, at a median price of AED 2.86M or AED 2,809 per sq ft; one-bedroom apartments sold at a median of AED 2.40M and two-bedrooms at AED 3.54M. The first completed buildings are only now being let: 10 rent contracts were registered this year, at a median of AED 130,000 a year, which puts the early gross yield at about 3.5% before service charges.
