Nakheel publishes no payment plan for this project, so confirm the terms with us in writing.

Palm Beach Towers construction update

Nakheel publishes progress for this development, and the picture as of its internal inspection on 11 June 2026 is:

  • Overall: 83.53% complete
  • Substructure — 100%
  • Superstructure — 100%
  • Building works — 100%
  • MEP (mechanical, electrical, plumbing) — 98.38%
  • Infrastructure — 7.70%

Nakheel’s own summary: the main structural work is finished and the effort is now on finishing and fit-out. The Real Estate Regulatory Agency recorded 76.43% at its inspection on 19 May 2026 — regulators measure differently from developers, which is why the two numbers differ.

The one figure worth reading twice is infrastructure at 7.70%. The buildings are essentially up; the surrounding infrastructure is not. Ask us what that means for your handover date before you plan a move-in.

Tower by tower

The three towers are registered separately with the Dubai Land Department, and they are not the same building:

  • Palm Beach Tower 1 (DLD #2406) — 285 units, 82.83% complete. Mix: 91 one-bed, 103 two-bed, 71 three-bed, 13 four-bed.
  • Palm Beach Tower 2 (DLD #2429) — 321 units, 81.56% complete. Mix: 125 one-bed, 86 two-bed, 84 three-bed, 24 four-bed.
  • Palm Beach Tower 3 (DLD #2449) — 460 units, 74.27% complete. Mix: 281 one-bed, 161 two-bed, 10 three-bed, 5 four-bed.

Read that mix before you choose. Tower 3 is overwhelmingly one and two bedrooms — the rental tower. Tower 1 has the highest share of three and four bedrooms — the family tower. If you want a larger home, Tower 1 and Tower 2 are where they are.

The 16 podium villas

In May 2026 Nakheel announced a limited collection of 16 beachfront homes across Towers Two and Three — villa-style residences on the podium with direct access to an exclusive residents’ beach. Nakheel publishes them as 2-bedroom at roughly 3,400–3,500 sq ft, 3-bedroom at 2,500–3,800 sq ft and 4-bedroom at roughly 3,900–4,500 sq ft, with handover expected in H1 2027.

Sixteen units in a 1,066-home development. If that is what you are after, ask us early.

Amenities

Nakheel publishes an exclusive residents’ beach, infinity pools, fitness and wellness facilities, outdoor yoga areas, spa experiences, landscaped gardens and a rooftop lounge with dining and viewing areas. Our listing also records a private beach, marina, restaurants, a kids’ play area, a business centre, a function room, a gym, a spa and a rooftop terrace.

Why the location is the whole argument

Palm Beach Towers sits at the entrance to Palm Jumeirah, where the trunk meets the mainland. That position does two things no other Palm address does.

First, you are on the Palm without being stranded on it — Sheikh Zayed Road, Dubai Marina and JBR are minutes away rather than a long drive down the trunk. Second, it is beside the Palm Monorail and the Nakheel Mall end of the island, so daily life does not depend entirely on a car.

Palm Jumeirah is finished land. No one is making more of it, and the supply of new beachfront apartments there is close to nil — which is the reason a new 1,066-home development on it is a genuine event rather than another launch.

Palm Beach Towers as an investment

The honest version, without the yield promises:

  • What is in its favour: a Palm Jumeirah address, a private residents’ beach, near-complete construction, and a master developer with a delivery record on the island.
  • What to weigh: Tower 3 alone has 281 one-bedroom units, so on handover a large number of similar apartments reach the rental market at once. That is normal for a big tower, but it is worth knowing before you model the first year.
  • What we will not tell you: a guaranteed rental yield. We will give you the recent Palm Jumeirah transaction and rental figures and you can judge the numbers yourself.

What to check before you buy

  • Confirm which tower your unit is in. The three towers have different unit mixes, different completion percentages and different views.
  • Ask for the DLD project registration and escrow account for that tower — Tower 1 is #2406, Tower 2 is #2429, Tower 3 is #2449. Pay only into the project escrow account.
  • Ask for the Oqood receipt after booking.
  • Get the payment schedule and handover date written into the SPA. DLD records 31 December 2026; infrastructure was at 7.70% in June 2026, so ask what that means in practice.
  • Check the exact view. At the entrance to the Palm, apartments face the sea, the Marina skyline or back down the trunk — and the price gap between them is large.
  • Ask for the service charge per square foot. A private beach, infinity pools and a rooftop lounge are not cheap to run, and on a 15,202 sq ft home that number matters.
  • If you may sell before handover, ask what Nakheel charges for a pre-handover transfer and at what payment stage it is permitted.
  • Budget for the 4% DLD transfer fee.
